Terms and Conditions Once we know your preferences, we will check availability and make a provisional booking in your name, for the accommodation. You will receive a confirmation within 1 to 2 days via e-mail. The payment of deposit (from 15% to 20% of the rental) is required within a short time of receiving our confirmation via e-mail. You'll pay the balance upon arrival. If you prefer not to send credit card information via the internet you are kindly requested to send a fax. Cancellation policy: the deposit (#2) is not refundable, if you cancel more than 15 days before your arrival no other penalty will be applied. If you are forced to cancel within 15 days of your arrival date your credit card will be charged for the first night. The guests in the apartment must be those indicated on the reservation form. If there are modifications, the agency must receive the consent of the apartment's owner. Disregarding these conditions leads to the immediate breaking of the contract without a refund. Guests are expected to maintain a "good neighbor" code of conduct avoiding loud music, shouting, making noise and other behavior which may disturb the building's residents. Situated just three minutes by boat across the Giudecca Canal from Dorsoduro Zattere promenade and only five to St. Mark Square, the apartment is an excellent choice for guests wishing to unwind in an authentic Venetian area.

Decorated and furnished with taste and quiet elegance, the apartment develops over 3 floors.

Bottom floor: 2 comfortable single beds, beamed ceiling, closet, 1window onto an internal courtyard.
First floor: a well-decorated living room, a spacious dining room with open kitchen and 4 windows with a marvellous view.
One elegant double bedroom, walking closet, 2 windows with view.
Bathroom with shower.
Second Floor: living room with beamed ceilings, TV set, 2 sofas. 1 window.
One sliding door separates a double bedroom with 1 window.
One bathroom with shower.

Please note that due to its layout, the apartment is unsuitable for children under 12 years of age.

Facilities: air conditioning, dish washer, washing machine, sat tv, hairdryer.
A security deposit of Euro 500,00 is required on arrival and will be returned at the check-out.
