  1. Once we know your preferences, we will check availability and make a provisional booking in your name, for the accommodation. You will receive a confirmation within 1 to 2 days via e-mail.
  2. The payment of deposit (from 15% to 20% of the rental) is required within a short time of receiving our confirmation via e-mail.
    You'll pay the balance upon arrival.
  3. If you prefer not to send credit card information via the internet you are kindly requested to send a fax.
  4. Cancellation policy: the deposit (#2) is not refundable, if you cancel more than 15 days before your arrival no other penalty will be applied. If you are forced to cancel within 15 days of your arrival date your credit card will be charged for the first night.
  5. The guests in the apartment must be those indicated on the reservation form. If there are modifications, the agency must receive the consent of the apartment's owner. Disregarding these conditions leads to the immediate breaking of the contract without a refund.
    Guests are expected to maintain a "good neighbor" code of conduct avoiding loud music, shouting, making noise and other behavior which may disturb the building's residents.

It is located in a typical Venetian building, in the very heart of the city centre.

Third floor with no lift.

The B&B offers three large rooms. Elegant and cosy, they all feature private bathroom, television, and have been recently refurbished (2003).
The B&B is just a short walk from San Marco Square or Rialto and is right next to the Fondamente Nuove waterbus stop, where the lines for the islands of Murano, Burano and Torcello leave from.

A two or three minute walk will take you to Campo S. Giovanni e Paolo, which is, after San Marco Square, the most striking and outstanding Campo with regards to its works of art and historical memories.
In the church of Saints John and Paul, Venice largest, you can admire the works of Bellini and Lotto.

A rich and delicious breakfast is served in the morning directly in your room at your most convenient time.
Light meals are also available on request
